Work out what you want
Make a list of all the things you would like in a property and how it would work for you. Permanent residence, holiday home, investment, the property has to be suitable to meet your objectives. A list as long as your arm will not help you or your agent select properties to view. Don't be afraid to say 'No I don't like that' or 'I don't want to view that'. It's your trip. Use your time wisely. Conserve as much time as possible and stick to your objectives.
Do your figures
Work out a budget for your property purchase and stick to it. Let your agent know your budget as they will show you properties you may not be able to afford.
Be prepared, avoid disappointment
If you have a number of properties in mind let your agent(s) know well in advance so they can prepare viewings around your availability. If you leave it late you may not be able to get access to the properties you want to view.
Viewing property takes time
If you squash too many viewings into one day it can become stressful, rushing too and fro! Take your time; spread the viewings over a few days. Agents you are viewing a property with usually have other properties you may be interested in. If you make your appointments too close together you may miss the perfect property for you.
Take in the surroundings not just the property
When viewing a property it's easy to take in the details of the property and miss out on the surrounding area. Again, viewing too many could result in you missing some important details that you eventually find out later in the process and you will have wasted a lot of your time. Take pictures of the area as well as the property to help you evaluate each one when you get home.
Ask as many questions as you feel is necessary about a property; it will give you confidence when making a final decision. Your agent may not know all the answers but most will find out the information you require.
Do your research
It's one of the biggest purchases you will make. Once you have found the property for you, find out as much about the property and the purchasing process as you can. If you require a survey get an engineer to inspect the property. By investing time in some research you will buy with confidence.
